The community of Breakwater is a warm and friendly, low rise, residential community at the north end of Pelican Bay in Naples, FL.  Pelican Bay is located on the Gulf of Mexico and offers everything to suit an active lifestyle, from sun drenched days on the sand, to beachfront dining, tennis, sailing, golf, and more.  Breakwater at Pelican Bay has 216 residences and 28 buildings. The first building was completed in 1996 and the completion of the neighborhood occurred in 1999.
 
 
The Breakwater community is one block from the Pelican Bay Community Center, North Tennis Courts, and Pelican Bay Community Park.  It is walking distance to the Pelican Bay berm and boardwalks that lead through mangroves to a private beach and two private dining areas.  Tram service is offered as an option to walking the berm and the boardwalks.  Breakwater is also close to Artis-Naples, home of the Naples Philharmonic, Baker Museum, Waterside Shops that provides an open-air mall for shopping and dining.  Enjoy a short bike ride or drive to the neighboring Pavilion, Marketplace at Pelican Bay, Mercato, Venetian Village for grocery stores, pharmacies, shopping, dining, and entertainment.  Downtown Naples is approximately 8 miles (20 minute drive) from Pelican Bay.  Fifth Avenue South, the main street through downtown Naples, welcomes residents and visitors with its pedestrian friendly walkways and sidewalk seating at many of the street's 30 restaurants and bars.  Fifth Avenue also offers an excellent collection of shops and art galleries.
 
The Breakwater at Pelican Bay features 2 different floor plans. A unique feature about the Breakwater design is the 2nd-floor units tend to have slightly larger garage spaces equal to a 2.5 car garage where you can easily store bicycles etc. There are 9 second-floor units in Breakwater that offer a 3 car garage. Many residents have chosen to enclose their lanai in order to get more living space.  Leases at Breakwater - homeowners are permitted to lease their condos three times yearly with 30-day minimums.  Pet owners can keep a "reasonable" number of pets on-premise. There are no size or weight limits for pets at this time, but owners must carry or keep animals leashed outside the condo. Annual renters are allowed to keep pets, but seasonal/short-term renters are not.
